Almost every move-up buyer runs into this situation: a growing family, a new workspace, and then the perfect home shows up on the market. Before setting your heart on it, the worry lands in.
“Do I have to sell my current place first?”
“What happens if I end up carrying two mortgages?”
Don’t let these fears stop you from moving up because it is more achievable than it feels. Mostly, it comes down to two things: your equity and your access to it.
Start with the equity. Most people underestimate theirs. Values have climbed a lot over the last several years. The Federal Housing Finance Agency reports that home values nationally have risen significantly since 2020, and that’s quietly built real money into a lot of homes.
Picture a home you bought in 2019 for $250,000 that’s worth $350,000 today, with about $200,000 left on the mortgage. That’s roughly $150,000 in equity, and that’s money that can help fund your next move. The real question usually isn’t whether you have enough. It’s getting to that equity at the right time, which is where the strategy actually lives.
There are four ways I typically see homeowners pull this off.
1. The traditional sale contingency. This is the most straightforward one. You make an offer on your next home, but the purchase depends on your current home selling first. Think of it as a safety net: you’re telling the seller you want their home, but you need yours to sell before you can close. You avoid two mortgages entirely. The trade-off is that in a competitive market, some sellers would rather take an offer without that contingency attached, so this one takes a careful read of the situation before we write it.
2. Using the equity you’ve already built. Instead of waiting on the sale, you tap what you’ve already got. For some homeowners, a HELOC (Home Equity Line of Credit) opens up funds for a down payment before the current home sells. On that $150,000 in equity, a lender may let you pull a portion of it, which gives you room to move on the next home now. It isn’t right for everyone, and your lender will walk through your income, your debt, and your goals to see if the math works.
3. Buy-before-you-sell programs. Many homeowners don’t know these exist. Certain lenders and specialty companies offer buy-before-you-sell solutions built to bridge the gap between the two transactions, and in some cases, they let you purchase the next home before the current one is even sold. They aren’t a fit for every situation, but depending on where you stand, they’re worth a look.
4. Negotiating the timeline. Sometimes the answer isn’t financing at all, it’s timing. We might negotiate a longer closing on your current home, or a rent-back agreement that lets you stay put after closing while you finish buying the next place. Say you sell on June 1st, but negotiate a 30-day rent-back. Now you’ve got a full month to move in on your own schedule, no rushing, no moving twice. Strategy can matter every bit as much as the numbers.
The biggest mistake I see is homeowners assuming they have to untangle all of this alone. Your equity, your mortgage, your goals: they’re all different from the next person’s, so there’s no one-size-fits-all answer here. The right plan starts with your actual numbers and gets built around them.
