House hacking gets talked about a lot online and around base. But is it a real way to build wealth, or just a buzzword? For a lot of military members, it’s turned out to be the real thing, a way to start building wealth while they’re still serving. So here’s what it is, how it works, and how to know if it’s a fit for you.

The idea is pretty simple. You buy a home, live in part of it, and rent out the rest. That rent helps cover your housing costs while you build equity in a place you own, and over time it can set you up for real long-term wealth.

Your VA loan is a big part of why it works. A lot of the time, the hardest part of buying is the down payment. With a VA loan, many active-duty members can buy with little or nothing down and get good terms too. Most civilians don’t have that option, and it’s what makes house hacking a lot easier to pull off if you’re serving.

Moving often can actually help you. Military members move more than most homeowners, and people usually see that as a downside. I think it can work the other way. If you buy near Naval Station Norfolk, live there a couple of years while renting out rooms, and then you get new orders. Instead of selling, you can keep that home as a rental and buy again at your next base. Do that a few times over your career, and you’ve built up a handful of rental properties along the way.

“If a deal only works when everything goes perfectly, it's probably not a good one.”

There’s more than one way to do it. You can rent out spare rooms, like buying a four-bedroom and renting two or three rooms to other service members. You can buy a duplex, triplex, or fourplex, live in one unit, and rent out the rest, which is the classic version and often the most effective. Or you can buy a home with a finished basement or guest suite, so you and your tenants each get some privacy. They all have trade-offs, but each one helps knock down your monthly housing cost.

Hampton Roads is a good place for it. With all the bases around here, there’s steady rental demand near Naval Station Norfolk, Langley, Oceana, Little Creek, and Naval Medical Center Portsmouth, and many of those renters are service members who want something affordable close to the base. I’ve had buyers really cut their monthly costs by renting out extra space, so instead of paying a landlord, they’re building ownership and bringing in income.

Just know the risks going in. House hacking isn’t hands-off. You’re a homeowner and usually a landlord, so there’s maintenance, repairs, tenants to manage, and the odd vacancy. Go in with realistic expectations. I always tell military buyers to keep an emergency fund and run the numbers conservatively because if a deal only works when everything goes perfectly, it’s probably not a good one. The good ones still make sense when things don’t go exactly to plan.

Whether it’s right for you depends on your goals. If you want to lower your living costs, build equity, learn how investing works, and maybe build some wealth while you serve, house hacking can be a great move. But it’s not for everyone. Your duty station, your timeline, your finances, and your plans all matter, and so does what you actually want, some people are fine with roommates and being a landlord, others would rather keep it simple. The main thing is to know your options before you decide.

This is a benefit you already earned by serving, and used the right way, it can open the door to real financial growth.
